Home Refurbishment – budget.

A home refurbishment can be an exciting experience but without careful planning it can turn into a nightmare . Wether you are carrying out the work yourself or employing a contractor there are many considerations to make.

To start off you need to calculate your budget ,how much do you want to spend on your home refurbishment? Then you need to get estimates or value the cost for the whole work you desire. Numbers help you make decisions, you will have options running around in your head or be in disagreement with your partner but once you have a detailed broken down list you can see clearly what you can afford.

If you cant afford the whole project then you need to ask the following questions, do I need the extension or extra space when my existing rooms are in desperste need of refurbishment? Is it worth trying to refurbish several rooms cheaply or investing more into one of the rooms to get it exactly how you want it, you could do the one room and wait a bit longer to do the others.

If you don’t do it properly you will regret it , you will be able to get over the disappointment of waiting longer to get over all the work done but you wont be able to forgive bad quality! If you do it on the cheap you end up doing it twice!

Never start more than one room or project if you cant afford to finish, unfinished projects in your home will make your life a misery. For example if you fancy some new tiles or a work top in your kitchen then wait until you have the new ones and the money to apply them.

You can often get tradesmen to give free estimates, receive at least three estimates from different companies and compare the market! Consider getting the work started in the winter as this is a downturn in the construction industry and you will find it more competitive. A Home Refurbishment is a good job for a builder , inside in the dry in the winter.

If you choose a to pay to get the home refurbishment done then agree stage payments with the contractor, ask them to provide a schedule for the work that either displays milestones which flag up payments or you can calculate a weekly deposit but monitor the schedule to confirm the project is on time. Before the work begins ask the contractor for references and take a look at the last three projects and talk to their customers. Make sure they have a public liability and an employers public liability that covers their staff working on your property.

Finally Never part with a large deposit, this will leave you exposed , established contractor’s should have the credit from there suppliers to order materials.

Home refurbishment should enhance your lifestyle take your time do your research and make sure you and your contractor are both clear , there must be a detailed specification . This will protect both parties and prevent conflict, don’t leave anything to chance, don’t be afraid to ask the contractor questions as they go along making sure its going to plan and the end product meets your expectations.
